How to find tradespeople in East London who actually show up
Plumbers, electricians, builders — the good ones exist, but they don't advertise. A practical guide to hiring trades in EL without getting burned.
Every East London homeowner has the same problem eventually. A geyser bursts, a DB board trips for the third time, a wall needs to come down — and you reach for your phone with no idea who to call. You ask the WhatsApp group. You get six names. Two never answer, two are booked until the next financial year, one quotes triple, and one actually shows up. The trick is skipping the first five.
This is a guide to hiring trades in East London — plumbers, electricians, builders, painters — without the usual heartbreak. We've written specifically about plumbers in Beacon Bay elsewhere; this is the broader playbook.
The good ones don't advertise
Here's the uncomfortable truth: the best tradespeople in East London are usually the hardest to find, because they don't need to advertise. They're booked through word of mouth, they have a backlog, and they spend their marketing budget on a decent van and not on flyers. A trade that's aggressively chasing your business on every platform is often the one with gaps in its schedule — and gaps mean either they're new or they're not being rehired.
That doesn't mean ignore listings and ads entirely. It means treat a listing as a starting point, not a verdict.
What to ask before you hire
A trustworthy tradesperson in East London will, without you having to push:
- Give you a written quote that separates labour, materials, and call-out fees
- Tell you whether they're VAT-registered and give you a proper invoice
- Show registration where it matters — electricians should issue a Certificate of Compliance (CoC), builders should be NHBRC-registered for new builds
- Be willing to come and look at a significant job before quoting
If someone quotes a big job over the phone without seeing it, be careful. Either they're going to revise the number sharply once they arrive, or they're not taking the work seriously.
The deposit rule
For materials-heavy jobs, a deposit is normal and fair — a builder shouldn't have to float thousands of rands of bricks and cement on your behalf. But the deposit should roughly match the cost of materials they need to buy upfront, not the whole job. A tradesperson who wants the full amount before lifting a tool is one you may never see again. Pay for materials; hold back labour until the work is done and you've checked it.
Check the certificate, not the patter
Electrical work in South Africa legally requires a Certificate of Compliance when you sell a property, and any new installation should come with one. A registered electrician issues these as a matter of course. If your "electrician" doesn't know what a CoC is, or can't produce a registration number, stop there — you're risking your insurance and possibly your home.
The same logic applies across trades. The friendly patter is nice. The paperwork is what protects you.
Get two quotes — and read them properly
For any job over about R5,000, get two quotes. But don't just compare the bottom line. A cheaper quote that uses inferior parts or skips a step isn't cheaper — it's a deferred bill. Read what's actually included. The honest quote is often not the lowest; it's the one that explains itself.
Build a relationship, not a transaction
The real secret to never being stuck again is to find one good tradesperson in each category and look after the relationship. Pay promptly. Be reasonable. Don't haggle them to the bone. A plumber who knows you pay on time and don't mess them around will answer your emergency call at 9pm. A plumber you fought over R200 will let it go to voicemail.
